For many Greater Victoria home buyers, a house with a suite can make the difference between simply buying a home and buying a home that works financially for the long term. A secondary suite may provide rental income, space for extended family, or flexibility as your needs change.
I've been selling real estate in Greater Victoria for over 30 years and have been personally involved in thousands of home sales. Houses with suites have consistently been one of the property types buyers ask me about most, particularly when affordability becomes more challenging.

Why Are Houses With Suites So Popular in Victoria?
The biggest reason is flexibility. A suite can potentially generate monthly rental income, provide accommodation for parents or adult children, or give an owner additional living space.
In Greater Victoria, where housing costs can be significant, buyers frequently look at the potential income from a suite when comparing one property with another. However, buyers should never assume that every suite can legally be rented or that a lender will automatically use all of the expected rental income when qualifying them for financing.
What Is Considered a Suite in Victoria BC?
The term "suite" is used broadly in real estate. A property may have a self-contained secondary suite, additional accommodation, or living space that has been converted to include bedrooms, a bathroom and cooking facilities.
The important point for a buyer is not simply whether an MLS listing says "suite." You should determine what approvals exist for the accommodation and whether its current and intended use complies with applicable municipal requirements.
What Is the Difference Between a Legal, Authorized and Unauthorized Suite?
These terms can sometimes be confusing because requirements and terminology can vary by municipality and by the history of the property.
When I'm working with a buyer, I recommend looking beyond the description in the MLS listing. Depending on the property, that can mean reviewing municipal information, permits and other available documentation before relying on a suite as part of the buying decision.
A practical point from my experience: Buyers sometimes get nervous when they hear the term "illegal suite." I generally prefer the term "unauthorized accommodation," because the important question is what approvals the particular property has and what the municipality may require.
Could an unauthorized suite be required to stop operating or be altered? Yes, that is possible. However, enforcement policies vary by municipality. For example, Langford currently has a complaint-based enforcement policy for secondary suites, with specific requirements before the City investigates. Buyers should never assume that because a suite has existed for many years it has all the required approvals, but they also shouldn't automatically assume that an unauthorized suite will be shut down.
This is one of the reasons I recommend investigating the specific property and municipality before relying on suite income when purchasing a home.
Can Suite Income Help You Qualify for a Mortgage?
Potentially, yes. Some lenders may recognize rental income when qualifying a purchaser for a mortgage. Exactly how that income is treated depends on the lender, the borrower, the property and the mortgage program.
If suite income is important to your purchase, speak with your mortgage professional before making assumptions about how much of the expected rent can be used for qualification.
Where Can You Find Houses With Suites in Greater Victoria?
Homes with suites can be found throughout Greater Victoria, including Victoria, Saanich, Langford, Colwood, View Royal and other Westshore and surrounding communities.
The type of property varies considerably. You may find older homes with established basement accommodation, newer homes designed with secondary suites, and properties that offer flexible space with the potential for additional accommodation.
Rather than limiting your search to one neighbourhood, I generally recommend comparing the price of the home, the quality and configuration of the suite, parking, privacy, location and potential rental appeal.
Are Houses With Suites Common in Langford and Colwood?
Langford, Colwood and the Westshore are particularly important areas to consider when searching for homes with suites. The housing stock includes both established neighbourhoods and newer developments, creating a wide variety of properties with secondary accommodation or suite potential.
Each municipality has its own requirements, so buyers should investigate the specific property rather than assuming that similar-looking suites have the same approvals.
Tenants Have More Choice in Today's Rental Market
Another change I've noticed: tenants have more choices than they did when vacancy rates were extremely low. Greater Victoria has seen significant new rental construction, particularly on the Westshore, as well as in other parts of the region.
That means an owner renting a secondary suite is increasingly competing with newer rental accommodation. In my experience, the quality of the suite matters more in this environment. A bright, attractive and well-maintained suite with good privacy, parking and comfortable living space can make it easier to attract and retain a good tenant.
When I'm looking at a house with a suite, I think buyers should ask themselves an important question: If this suite became vacant tomorrow, how would it compete with the other rental choices available to tenants?
What Should You Check Before Buying a House With a Suite?
There is much more to consider than simply how much rent the suite might generate. Depending on the property, I recommend investigating items such as:
- Municipal permits and approvals
- Separate entrance and overall privacy
- Parking arrangements
- Heating and utility arrangements
- Fire and life-safety considerations
- Condition and quality of the accommodation
- Current tenancy, if the suite is occupied
- Potential rental income
- Financing requirements
- Insurance implications
The appropriate investigation will depend on the individual property. Your Realtor, lender, insurer and, where appropriate, the municipality and other professionals can help you verify information before you rely on it.
What Happens If the Suite Already Has a Tenant?
If you are considering a property with an existing tenant, the tenancy should be reviewed carefully as part of the purchase. A change in ownership does not automatically mean that an existing tenancy simply disappears.
British Columbia tenancy rules can change, and the circumstances of each transaction are different. Buyers should obtain current information about the tenancy and understand their rights and obligations before making plans for the suite.
Can You Add a Suite to a House After You Buy It?
Possibly. Some buyers specifically search for homes where they may be able to create additional accommodation later. Whether that is practical depends on the property, its layout and the applicable municipal and building requirements.
If adding a suite is an important part of your buying plan, investigate the feasibility before purchasing rather than assuming the space can be converted later.
Do Houses With Suites Cost More?
There isn't one simple answer. Value depends on the home, location, condition of the suite, privacy, parking, rental potential and overall demand. A well-designed suite can be very attractive to buyers, but the value of a suite needs to be considered as part of the entire property.
Victoria BC Houses With Suites FAQ
Can I use rental income from a suite to qualify for a mortgage?
Some lenders may use rental income as part of mortgage qualification, but the amount and method used vary. Confirm this with your lender or mortgage professional.
Should I buy a house with a suite or add one later?
Buying a home with an existing suitable suite may be simpler, while adding one later can provide more control over its design. The right choice depends on the property, your budget and applicable municipal requirements.
Where should I look for houses with suites in Greater Victoria?
They can be found throughout Greater Victoria, including Victoria, Saanich and the Westshore communities of Langford, Colwood and View Royal. The best location depends on your budget, lifestyle and intended use of the suite.

Many buyers consider secondary accommodation for multigenerational living. The layout, privacy, accessibility and applicable municipal requirements should all be considered when determining whether a particular property will work for your family.
